Support while you look

In the beginning I can offer advice on neighborhoods, lenders, strategies and whatever else you need.  Buyers only buy a few homes in the lives so I am happy to share my contacts and what I have learned selling hundreds of millions of dollars in real estate.  

Preparing an offer

To prepare the offer, I will take into account, the disclosures, the recent sales of similar homes, and any potential competition.  I will put together my offer recommendations that will include the price, and other important terms along with my reasons for those reccomendations.   

Property Condition

As buyers look at homes they might be interested.  They can use help separating what is important from what is not.  I will pull the disclosures/inspection reports for my buyers and give my opinion on each properties condition with a focus on items that may cause problems to a home owner.

Making an offer

The day we turn in the offer, one of my most important duties is communicating with the listing agent.  Before turning in the offer, I am communicating to make sure that the situation is developing as we expected.  That we can change our offer if needed to respond to the situation.  I do my best to find out where our offer stands compared to the other offers on the table.  I am always looking for an opportunity for my buyers to match an offer if we are not the highest.  

Visual Inspection

Once you feel like you may want to move forward on a home, I will go visit it in person.  I will be keeping an eye out for things that might not be in the inspections, the overall quality of the home (for the sake of value), and any other potential obsolescence that might be visible on a walkthrough.  

Escrow and Closing

Once an offer is accepted I will be with you all the way through closing.  I will be working with the escrow officer, loan officer and a variety of other people to make sure that the transaction goes through as smoothly as possible.  I am also always monitoring to make sure that the seller lives up to their end of the deal.  At close of escrow you get the keys to your new house and I will send you a very nice rebate check.
